Why your flat may sell above or below the median
The median is a starting point. Two flats in the same town can sell tens of thousands of dollars apart.
- Lease left. HDB leases run 99 years. A flat with more years left usually sells for more, and banks and CPF limit how much buyers can borrow for older flats.
- Floor and facing. High floors, open views and less afternoon sun tend to fetch more.
- Distance to the MRT, schools and amenities. Blocks a short walk from a station or popular school are in demand.
- Condition. A renovated flat saves the buyer time and cash, though buyers rarely pay back the full cost of a renovation.
- Timing. Prices move each quarter, and a flat that has just passed its MOP (the 5-year minimum stay) faces more competing sellers nearby.
